Letting Service
At Trivett Hicks we work closely with all our landlords to ensure that we find the right tenant(s) for you and your property. Whether you choose tenant finding service or full management we adopt a rigorous process to try and ensure that your potential tenant(s) will make rental payments on time, keep the property in good order and will reside at the property for a reasonable period of time.
We offer landlords three types of letting services to choose from.
Our Three Lettings Services
1. Full Management – 12% of the monthly rent plus £200.00 plus VAT (£120.00) set up fee
2. Part Management – 8% of the monthly rent plus £200.00 plus VAT (£240.00) set up fee
3. Tenant Finding Service- 75% of the first month’s rent (min £450.00 (£540.00)), plus £200.00 plus VAT (£240.00) set up fee
All the above fees are subject to VAT at the prevailing rate.
Additional optional charges:
- Tenancy Agreement – £80.00 plus VAT (£96.00)
- EPC – £100.00 plus VAT (£120.00)
- Deposit (TDS) Registration for non managed – £30.00 plus VAT (£36.00), per year
- Gas Safety Certificate – £100.00 plus VAT (£120.00)
More specific items are charged dependent on the service e.g. rent reviews. Please ask for details.
All other matters are charged at £75.00 plus VAT per hour (minimum charge 1 hour)
Schedule of Condition
A comprehensive document detailing the condition of the property with entry meter readings, photographs etc.
Studio £60.00, plus VAT (£72.00)
1 bedroom £85.00, plus VAT (£102.00)
2 bedroom £110.00, plus VAT (£132.00)
3 bedroom £145.00, plus VAT (£174.00)
4 bedroom £170.00, plus VAT (£204.00)
5 bedroom+ £195.00, plus VAT (£234.00)
Inventory – Furnished properties only
An additional charge of £50.00, plus VAT (£60.00) per property
